1. Who We Are

PropCheck.pt ("PropCheck", "we", "us") is a property intelligence platform operated by FAIRBANK. Our registered office details and contact information are available on our About page.

For the purposes of the General Data Protection Regulation (GDPR) and applicable Portuguese data protection law (Lei n.º 58/2019), FAIRBANK is the data controller for personal data processed through PropCheck.pt.

2. What Data We Collect

We collect the following categories of personal data:

2.1 Data You Provide Directly

  • Account registration: Name, email address, and nationality when you create a PropCheck account.
  • Property report requests: Property listing URLs, property addresses, and transaction details you submit for analysis.
  • Contact enquiries: Name, email, and message content when you contact us.

2.2 Data Collected Automatically

  • Usage data: Pages visited, features used, tools interacted with (e.g., IMT Calculator inputs), time on page.
  • Device data: Browser type, operating system, screen resolution, language preference.
  • Analytics data: Collected via Google Analytics 4 (GA4) with anonymised IP addresses.

3. How We Use Your Data

We process personal data for the following purposes:

  • To generate PropCheck property intelligence reports you request.
  • To provide access to PropCheck tools (IMT Calculator, EPBD Compliance Calendar, Reality Gap Score preview).
  • To communicate with you about your account and report status.
  • To improve our platform, content, and scoring methodologies (aggregated, anonymised data only).
  • To comply with legal obligations under Portuguese law.

Legal basis (GDPR Article 6): Consent (for marketing communications and analytics cookies), contract performance (for report delivery), and legitimate interest (for platform improvement using anonymised data).

PropCheck.pt uses essential cookies required for the platform to function and analytics cookies (Google Analytics 4) to understand how visitors use our site. You can opt out of non-essential cookies via our cookie consent banner. See our cookie settings to manage your preferences at any time.

5. Data Sharing

We do not sell your personal data. We share data only with:

  • Service providers: Hosting (Cloudflare/Vercel), analytics (Google), email delivery — all bound by data processing agreements.

6. Data Retention

Account data is retained while your account is active and for 12 months after deletion request. Property report data is retained for 24 months for service continuity. Analytics data is retained for 14 months (GA4 setting).

Under the GDPR and Portuguese data protection law, you have the right to:

  • Access: Request a copy of the personal data we hold about you.
  • Rectification: Request correction of inaccurate data.
  • Erasure: Request deletion of your personal data ("right to be forgotten").
