The Caderneta Predial tells you the fiscal value and registered area - but not whether that area matches the actual floor plan. The Certidão de Registo Predial confirms ownership as of the date it was issued, but expires in six months and nobody tells you to renew it.
The Licença de Utilização says the building was approved for residential use at some point - not whether the 2019 renovation was licensed.
Then there's the operational layer. IMI lands once a year, sometimes twice. The condominium sends invoices that pile up. The gas installation certification expires and nobody sends a reminder. The EPBD renovation passport deadline passes and you find out from a LinkedIn post.
This is the standard experience for property owners in Portugal. A system that assumes you already know everything it never told you.
